Who we insure in Chula Vista
Contractors and trades, trucking and delivery, restaurants and food trucks, manufacturers and warehouses, retail shops, auto services, salons, cleaning and landscaping companies, professional offices, and the businesses that lease space in the industrial parks along Main Street, Otay Mesa Road, and the Otay Mesa border zone. If your landlord, your GC, or your lender sent you a list of what they need on a certificate, bring the list. We speak COI.
Coverages we quote
- General liability. The policy a landlord or GC asks for first. Covers injury to other people and damage to their property from your work or your premises.
- Business owner policy (BOP). General liability and commercial property in one package, for shops, offices, and restaurants that own contents, equipment, or improvements.
- Workers comp. Required in California once you have employees. The state’s rule: “All California employers must provide workers’ compensation benefits to their employees under California Labor Code Section 3700. If a business employs one or more employees, then it must satisfy the requirement of the law.” (Source: California Department of Industrial Relations, linked.)
- Commercial auto and commercial truck. Work vans, pickups, box trucks, dump trucks, and for-hire haulers, with the MCP and FMCSA filings explained on our commercial truck page.
- Contractors insurance. GL, workers comp, license bonds, and the CSLB requirements quoted from the CSLB, on our contractors page.
- Restaurants and food trucks. Property, liability, workers comp for the kitchen, equipment, spoilage, and liquor liability for restaurants that serve alcohol with meals.
- Manufacturers and warehouses. Building and contents, equipment breakdown, products liability for what you make, inland marine for tools and stock in transit, and workers comp rated to your operation.
- Business interruption (loss of income). See the section below.
- Cyber, errors and omissions, surplus lines. For the risks a standard carrier will not write, we have E&S markets.
Business Interruption (Loss of Income) Insurance in Chula Vista
Business interruption insurance, also called loss of income or business income coverage, replaces the income you would have earned while your business is shut down by a covered loss, and keeps paying rent, payroll, and loan payments until you reopen. A kitchen fire, a burst pipe over the sales floor, or a storm that takes the roof are the usual triggers. It is usually written as part of a BOP or a commercial property policy, not on its own, and the limit is set from your revenue and how long a rebuild would take. If you searched for income protection for your business, this is the coverage the search was pointing at. Bring last year’s revenue and your lease, and we quote it with the property.
What Chula Vista landlords, GCs, and lenders ask for
Most requests come down to the same four things on a certificate of insurance: the other party named as additional insured, a waiver of subrogation, primary and non-contributory wording, and a liability limit, usually $1,000,000 per occurrence and $2,000,000 aggregate. Lenders add a loss payee or mortgagee clause on the property coverage. Send us the requirements letter and we match the policy to it before you sign, then issue the certificate to the holder.
Insurance for an SBA loan
SBA 7(a) and 504 lenders require proof of insurance before closing, with the lender’s loss payable clause on the policy. Our SBA loan insurance page explains the SBA’s own requirements and what to send us so the certificate matches what the closer asked for.
What we need to quote
Your business name and address, what you do in one or two sentences, years in business, number of employees and rough payroll, annual revenue, the vehicles you use for work, any current policies and loss runs, and any certificate requirements you have been handed. New businesses are welcome; tell us your start date.
Frequently asked questions
Do I need commercial insurance if I work out of my home in Chula Vista?
If you have customers, employees, or a contract that asks for a certificate, yes. A homeowners policy excludes most business activity. A small BOP or a general liability policy covers what the homeowners policy leaves out.
Is workers comp required if I only have one employee?
Yes. The state says an employer with “one or more employees” must carry it. Sole proprietors with no employees are the exception, and licensed contractors have their own CSLB rule, explained on the contractors page.
What does a BOP cover?
General liability and commercial property together, and usually business interruption. It fits shops, offices, restaurants, and small manufacturers that own contents and equipment.
Can you issue a certificate of insurance for my landlord or GC?
Yes. We issue certificates for our clients. Send the holder’s name, address, and the wording they require and we prepare it.
Do you insure manufacturers and warehouses in Chula Vista?
Yes. Property, equipment, products liability, inland marine, workers comp, and commercial auto for manufacturers, distributors, and warehouses in Chula Vista and Otay Mesa.
Do you speak Spanish?
Yes. Every step, in English or Spanish, at (619) 489-3751 or at 985 Broadway Ste J, Chula Vista.
